Starting the Process
  1. Schedule an appointment with Connie for a free consultation on Your Property and Your Selling Needs.
  2. Register at SeeEveryHome.com to get an idea of what homes are selling for in your neighborhood.
What Will Happen During Our First Appointment?
  1. You and Connie will walk thru the property. Connie will be taking notes on information about the property to be used in the Marketing Program.
  2. Please have information on current loans, surveys, keys, etc. available for this appointment.
  3. Connie will review the market information with you with particular interest on which homes will be competition for your property.
  4. Review Connie.s Marketing Program designed specifically for your property.
  5. Review and sign the listing agreement.
  6. Connie will walk thru the home with you give and give suggestions on .Staging Your Home For Sale..
The Difference Between Show and Sell...Connie's Marketing Program

Connie does NOT have "canned" marketing programs. A marketing program will be designed specifically for Your property. Below is a .sample marketing program. for a property that sold in 8 days!

  1. Have professional photos taken of the property for all marketing media.
  2. Prepare brochures for inside the home and for the brochure box, which is installed on the sign for drive-by Buyers.
  3. Submit property information to Multiple Listing Service.
  4. Submit to Ecommerce outlets such as Realtor.com, ConnieCase.com, Re/Max.com, Gazette.com, MSN.com, Yahoo.com, Google.com, etc.
  5. Order sign delivery for the yard.
  6. Prepare Home Book, which will be available at the home for Buyer.s review.
  7. Order a Virtual Tour of the property for posting on websites.
  8. Order and mail 500 postcards with information on your property.
  9. Immediately notify over 230 Re/Max agents that your home is for sale thru our Company Intranet.
  10. Possible Open House the first available weekend after the home is listed for sale.
  11. Cross check for potential Buyers of your home through the Pikes Peak Multiple Listing Service.
Let the Showings Begin
  1. Agents will contact the Showing Coordinator at Re/Max Properties, Inc.
  2. You will be contacted regarding the day and time of the requested showing.
  3. Agents will use the lock box to gain access to your home. Connie will demonstrate for you how the lock box works during our first appointment.
  4. Connie will pre-qualify all potential Buyers she shows your home.
  5. Connie will contact all sales people who show your property for their response and send you a showing report.
  6. Connie will continually monitor the PPMLS for agents who may have Buyers for you property.
We Have An Offer!
  1. Notify you immediately and schedule an appointment to review the offer.
  2. Notify agents who have shown the property that an offer is coming in to encourage multiple offers.
  3. Contact the Buyer.s lender for confirmation of the pre-qualification letter.
  4. Prepare a Net Sheet with detailed breakdown of estimated costs.
  5. Review the offer and discuss the advantages/disadvantages of the offer.
  6. Review the offer for any minor .contractual errors..
  7. If necessary, prepare a Counter Offer from you to the Buyer.
  8. Work out all details to insure a binding contract.
From Contract to Closing...a crucial time!
  1. Connie.s closing coordinator will send you a calendar with important dates and deadlines in the contract.this insures all deadlines are meet.
  2. Connie will order all title work required in the contract and review title insurance commitment for any additional requirements.
  3. Connie and her closing coordinator will schedule with you the home inspections, appraisal, and final walk-thru and closing.
  4. Review and discuss any home inspection items submitted by the Buyer. Negotiate an alternative if necessary.
  5. Contact the Buyer.s lenders on a regular basis for progress of the loan.
  6. Proactively work to prevent problems that may arise after contract acceptance such as buyer or seller remorse, inspections, lender, title, covenant, judgment problems, discount points and scheduling issues.
  7. Connie will call you weekly as we progress toward a successful closing.
  8. Coordinate all necessary documents such as power of attorney, disbursement amounts, loan payoff amounts, review of final figures for accuracy, last minute adjustments, etc.
  9. Provide final closing figures for your review prior to the actual closing. In Colorado both Buyers and Sellers are usually present at closing. This is a time to exchange casual information about the property such as sprinkler systems instructions, etc. and of course the exchange of the keys!
