Home Buying Steps:
Starting the Process
- Schedule an appointment with me to discuss your home buying needs.
- Pre-qualification by a reputable lender including a "good faith estimate".
- Register at SeeEveryHome.com to get an idea of the market
values.
Looking for "Your Colorado Dream Home"
- Identify the location you want to live in and focus the "home shopping" in that area.
- Look at as many homes that meet you needs in that area.
- Identify the top three or four homes and schedule a second showing at a different time of day.
- Prepare a market analysis on these homes including how long they have been on the market, any price reductions
and what the Seller paid for the home.
You have found "Your Colorado Dream Home"!
- Counseling to ensure you do not over pay for a property, are able to meet all deadlines in the contract and
understand both your contractual obligations and the obligations of the Seller.
- Assist and negotiate any counter offer that may come from a Seller.
- CONGRATULATIONS.. You are on your way to buying your new home!
From Contract to Closing...a crucial time!
- Provide information on how to select a home inspector.
- Provide information on how to select a mortgage lender.
- Coordinate time sensitive obligations with all parties in the contract.
- Complete all home inspection of the property to your satisfaction.
- Provide all information to the lender required for loan approval.
- Communicate with title companies, insurance companies, Seller's agents, lenders, home inspectors an others to
be sure we are "on track" to that successful closing.
- Vigorously work to prevent problems that may arise after contract acceptance such as buyer or seller remorse,
inspections, lender, title, covenant, judgment problems, discount point locks and scheduling.
- It is most important that we stay in close contact during this period. If you are leaving town during this
period we will need contact information!
- Final walk thru of the home is usually the day before closing.
- Provide final closing figures for your review prior to the actual closing. In Colorado both Buyers and
Sellers are usually present at closing. This is a time to exchange casual information on the home such as sprinkler
system instruction, etc. and of course the exchange of the keys!
